20. Any de(iciency in the amount oi such aggregate monthty pay~nent shall, unfess made good by the 1lfortgagor prior to
the due date of the next such payment, constitute an event of default under this mortgage. At 11~ortgagce's option, Mort3agor witl
pay a"late charge' not exceeding four per ccntum (4%} of any install~nrnt when paid more than fifteen (15) days afte~ the
due date thereo( to co~•er the extra expense in~•oh~ed in handling detinquent payments, but such "late charge" shaH not be payable
out of the proceeds of any sale made to satisfy the indebtednas secured hereb~, imless such proceecis arc suf(icient to discharge the
entire indebtedness.
