wherever the context so requires or admits, as parties of the first part, and COMMUNITY FEDERAL SAVINGS AND LOAN
A~SOCIATION OF RIVIERA BEACH, a corporation existing unde~ the (aws of the United States of America, hereinafter
called the Mo~tgagee, which term as used in every instance shall include the Mo~tgagee's successors, tegal representa-
tives, and assigns, as party of the second part.
WITNESSETH, That for divers good and valuable considerations, and also in consideration of the aggregate
sum of money named in the promissory note of even date herewith, hereinafter described, the Mortgagor dces grant,
bargain, sell, alien, remise, release, convey, and confirm unto the Mortgagee, in fee simple, the following described
real estate, of which the Mortgagor is now seized and possessed, and in adual possession, situate in the County of
St . LuCie , State of Florida, tawit:
Lot 12, Block 6, SOLTH PORT ST. LUCIE UNIT ONE,
according to the Plat thereof recorded in Plat
Book 12, Pages 1 and 2 of the public records of
St. Lucie County, Florida.

TOGETHER with all structures and improvemenis now and hereafter on said land and the fixtures attached
~ thereto and all rents, issues, proceeds, and profits accruing and to aa~ue from said premises all of which are included
within the foregoing description and the habendum hereof. Also all gas, steam, electric, water and other heating,
cooking, refrigerating, lighting, plumbing, ventilating, irrigating, and power systems, machines, appliances, fixtures
~ and appu~tenances, which now or may hereaher pertain to or be used with, in or on sbid premises, even though they
may be detached or detachable.

~ gagor, the Mortgagee may hereaher, at ~ts opt~on, at a~yt~me within t•aenry (20) years from the date hereof and be-
~ fore full paymem of th~s mor~gage and notes secured hereby, make further advances to the Mortgagor and any such
further advances, with interest, shall be secured by this mortgage and shall be evidenced by an add~tional note then
~ unpa~d, and the rotal amount of ~ndebtedness that may be secured by th~s mortgage may decrease or ~ncrease from time
~ ro t~me, but the total unpa~d baiance so secured at any one time shall not exceed rhe maximum principal sum of
