TRACT NO. 2 The SE 1/4 of NE 1/4 of Section 5, Township 37 South
Range 38 East.
Being the same premises described as Tract No. 2
in deed to Dorothy Huff Stevens recorded in Official
Records Book 12, Page 350, of St. Lucie County,
Florida. '
This deed is given subject to the following:
A. One-half interest in and to all oil,
gas, sulphur and other minerals and mineral
rights reserved by George F. Bensel and
- Ernestine Bensel, his wife, as set forth
in that certain Warranty Deed recorded in
Deed Book I58, at page 49, of the Public
Records of St. Lucie County, Florida, and
a partial release thereof recorded in
Official Record Book 11 at page 662 of the
_ Public Records of St. Lucie County, Florida;
and to any other reservations of mineral
rights now of =ecord.
B. An easement reserved in said deed re-
corded in Offical Records Book 12 Page 3S0,
to W. W. Carlton and Annie G. Carlton, their
heirs, executors and administrators and assigns
forever, for road right-of-way, on, over and
through the East 30 feet of Tract No. 1 above
described, the conditions and uses of which
are.set forth in that certain Easement for
Roads and Canals dated the 20th day of
June, 1961, made by W. W. Carlton and Annie
G. Carlton to W& W Groves Company, Inc.,
Whitaker Groves Incorporated, Norman V. Huff,
Robert V. Nuff, and Dorothy Huff Stevens.
C. Cert~in of the easements set forth in an
instrument entitled "Easement for Roads and
Canals", dated June 20, 1961, and recorded
in Official Records Book 12 Page 534, St.
Lucie County, Florida records.
D. Certain of the easements set forth in an
instrument entitled "Easement for Canals and
Roads", dated December 30, 1961, and recorded
in Official Records Book 28 Page 585, St. ~
Lucie County, Florida records.
E. A certain mortgage, covering Tract No. 1
above described and other lands, from Dorothy
Huff Stevens to The Federal Land Bank of
- Columbia.
TOGETHER WITH all the tenements, hereditaments and appurtenances
thereto belonging or in anywise appertaining.
TO HAVE AND TO HOLD the same in fee simple forever.
AND DOROTHY HUFF STEVENS hereby covenants with said Grantees that
she is lawfully seized of said Iand in fee simple, that she has good
right and lawful authority to sell and convey said land, tnat she
hereby fulZy warrants the title to said land and will defend the same
