Tract No. 1 and Tract No. 2 are the same premises conveyed to the Grantors herein by Dorothy Huff Stevens, joined by her husband, Walter B. Stevens, by deed dated ~uly 27 , 1972. This deed is given subject to the following: ' A. One-half interest in and to all oil, ~ gas, sulphur and other minerals and mineral rights reserved by George F. Bensel and Ernestine Bensel, his wife, as set forth in that certain Warranty Deed recorded in Deed Book 158, at page 49, of the Public Records of St. Lucie County, Florida, and a partial release thereof recorded in Official Record Book 11 at page 662 of the Public.Records of St. Lucie County, Florida; and to any other reservations of mineral rights now of record. B. An easement reserved in said deed re- corded in Offical Records Book 12 Page 3S0, to W. W. Carlton and Annie G. Carlton, their heirs, executors and administrators and assigns forever, for road right-of-way, on, over and through the East 30 feet of Tract No. 1 above (111111111111~11 described, the conditions and uses of which ~,4 ~ are set forth in that certain Easement for a~-- ~ Roads and Canals dated the 20th day of o June, 19fi1, made by W.
