or changes, eubstitution or subatitutions of any of the property described in
this mortgage or any other collateral vhich say b~ held by SMA vithout in any
manner affecting the liabilitq of the liortgagor~ aay andorsers of the indebted-
ness hereby secured or amr other pereon for the paysent of said indebtedness,
together with interest and any other sum~ which maq be due and payable to SMA ,
and also without in any manner affecting or impairin~; the lien of this Mortgage
and it is also understood and agreed that SMA may at any time, without notice i~
to any person, release any portion of the propertq described in this lbrtgage
or any other collateral, or aay portion of any other collateral which may be
held as security for the payoent of the indebtedness hereby eecured, either ;
with or Without any conaideration for such release or releases, iaithout in any
manner affecting the liability of the l~lortgagor, a12 e~dorsers, if any, and alI
other persons who are or shall be liable for the payment of said indebtedness,
and vithout affecting, disturbing or impairing in any manner whatsoever the
validity and priority of the lien of this Mortgage for the full amount of~the
indebtedness ranaining unpaid, together with all interest and advances which
shall become payable, upon the entire ren?ainder of the mortgaged property which
is unreleased, and without in any manner affecting or impairing to any extent
whatsoever any and aII other collateral securitq which maq be held by g~p.
It is distinctly understood and agreed by the Mortgagor and SMA that any release
or releases may be made by SMA vithout the consent or approval of any other
person or persons vhomso~ver.
28. In the event this ~rtgage is a construction mortgage, each of the terms,
covenants and conditions of the construction loan agree~ent executed in connection
vith the execution of this Mortgage are incorporated herein as if said construc[fon
loan agreanent were repeated herein in extenso. ~
29. Mortgagor covenants and agrees that he vill deliver to the Mortgagee every five
years hereafter an inspection certificate that the captioned premises is free ~
from termites. ~
30. In the event this is a mortgage on an apartment in a condominium together vith '
appurtenances thereto, the failure of the mortgagor to pay any assessments
required to be paid pursuant to the Declaration of Cotndominium or to other~rise .
c~ply with any of the tenps, covenants or conditions of seid Declaration of
Condominium shall constitute a default under this mortgage and the mortgagee may,
at its optfon, i~uediately or thereafter declare the indebtedness sECUred hereby
due arul payable.
