B. Not use and permlt or suffer the use of the

~ 3. The lsssee upon the ex~,iration of the term of this

lease, shall have an o~tion to renew the lease for a~ariod of

one (1) year on the saane terms and conditions as contained in

4. In the event the lessor ahall receive a bona fide

purchase of the ~remises in writing during the
~ term hereof and if such offer is satisfactory to the lessor,

then the lease~ shall have and the lessor does hereby grant to th
lessee a right of first refusal to purchase lessor's interest in
and to the ~remisea at the same price and u~n the same terms and
~ conditions as contained in said offer to purch ase. If lesaor
shall receive any such offer the same shall be sent to the lesae
by certified mail and the lessee shall have a~eriod of ten (l~)

i days from the date of recei~t by leasee ir? which ta elect to

f to notify the lessor in writing. If lessee so elects to
~ exer~ise its first refusal right leasor and lessee shall enter
into a contract setting out the Agzeemgnt to Purchase and Sell
within twenty (2J) days after notice to the lessor.

The ~essee shali operate the race course beginning
with the tezms of this lease, and run at least twenty-four (24)
races ~er year ~rovided however that the lessees shall run one
~ race at leaet every ten {10) weeka.

~ the ~,rem~ses or any ~art thereof nor permit the s ame or any
