Any deficiency in the amount of suchaggregate monthly psyment ahaU~ unlesa made good by the MorG- ~ gagor prior to the due date of the next such payment, const~tute an event of default under this mortgage. R At Mortgagep's option, Mortgagor will pay a"late charge" not exceeding four per centum (4%) of any install- ~ ment when paid more than fifteen (15) deys after the due date thereof to oover the eatra expense involved in ~ handliag del~mquent papments, but such "lat~ charge" shall not be payable out of the proceeds of any sale ' made to satisfy t6e mdebtedness secured hereby, unless such proceeds are auff'icient to dischaige the entire ~ indebtednesa and all proper costs and expensea secured thereby. ~ 3.
