That~ in order more fully to protect the security of this mort- gage, the mortgagor. together with, and in addition to, the monthly payments under the terms of the note secured hereby, on the first day of each month until the said note is fully paid, and in addition to the pro~~isions hereinbefore made, will pay to the mortgagee the following sums: (a) A sum equal to the premiums that will next oecome due and pay- able on policies of fire and other hazard insurance co~•ering the mortgaged property, plus taxes and assessments next due on the nzortgaged property (all is estimated by the mortgagee) less all sums already paid therefor divided oy the number of months to elapse before one month prior to the date when such premiums, taxes and assessments will become due. (b) All payments mentioned in the preceding subsection of this para- graph and all payments to be made under the note secured hereby shall ~e added tog,ether and the aggregate amount thereof shall ~e paid oy the mortgagor each month in a single payment due upon the ~irst of each and e~•ery month he re inafte r Any deficiency in the amount of such aggregate monthly payment shall, unless made good by the mortgagor within thirty (30) days next after the same becomes due and payable, constitute an e~-ent of deiault under this mortgage. 13. If, however, the monthly payments made by the mortgagor under {a) of paragraph lZ preceding shall not be sufficient to pay taxes and assess- ments and insurance premiums, as the case may be, when the same shall become due and payable, then the mortgagor shall pay to the mortgagee any amount necessary to make up the deficiency, on or before the date when payment of such taxes, assessments or insur2nce premiums shall be due.
