' t2) The MORTGAGOR herein shall pay within 30 days of the due date all pertinent charges for fire and ~ windstorm insurance, aii ad valorem city and/or county taxes, any special improvement assessments and any other sp~cia) governmental assessments or charges. ~ (3) If the MORTGAGOR herein do not make the pay-ments o~ the lst mortgage , the fire and windstorm insurance premi;.rms and governmental iaxes or special assessments as they come due, as well as the payments callzd for in this mortgage deed, then the MORTGAGEE herein can at it S option make thesc payments, adding said payments made to the balance due hereunder. If any one or all of the aforesaid paym~nis ra:nain unpaid for a period of 7 days or more, then the MORTGAGEE can at lt S ~pt6on, without further notice declare the balance due under this mo!tgage due and payable in full at once ar,d forthvrith pl3ce the matter in the hands af an attorney for collection or enforcement. The pro- ~ ceeds of the said refinancing shatl be applied against the unpaid balance due hereunder. {5) The MORTGAGOR herein will be at the request of the MORT6AGEE herein acknowledge, in writing, ~ the existence of this mortgage and the amount still due thereon on a estoppel form provided for this pur- ~ pose by the MORTGAGEE . t7) Faiiure on the part of the MORTGAGOR to comply with, perform, or abide by any of the agreements, ~ stipulations, conditions and covenants as set forth above in sections 1, 2, 3, 4, 5, 6, empowers the MORT- ~ GAGEE herein, at his option, to declare the entire balance due hereunder, to be due and payable at once ~ - without notice. Failure of the M.ORTGAGEE herein to exercise this option at any time shall not constitute a I waiver of the right to exercise this option at some later time. (S) The MORTGAGOR fu~ther agree that this mortgage constitutes the entire coniract between the par- ties hereto, that they have read the provisions of this mortgage and the note it secures and that they are aware of their right to have their own attorney exami~e said mortgage together with the said note it secures and advise them as to it.
