COVENANT AND AGREE THAT: il) The MORTGAvOR herein shall make within 7 days of the due date, the payme~fs cafled for in the ].g~ mortgage now encumbering this property, to the MORTGAGEE herein at ~ i~ S office or some other place as designated by the MORTGAGEE herein. (2) The MORTGAGOR herein shalt pay within 3Q days of the due date all pertinent charges for fire and windstorm insuranae, all ad valorem city and/or county taxes, any special improvement assessments and any ~ other sp~cial governms~tal assessments or charges. i (3) If the MORTGAGOR here;n do not make the ~nents on the ~ PaY 1St mortgage , the fire and w;ndstorm insurance premiums and governmental taxes or special assessments as they come due, as well as ; the payments called for in this mortgage deed, then the MORTGAGEE herein can at 3ts option nnske these payments, adding said payments made to the balance due he~eunder. If any one or ail of ~ thz a`asesaid payments ramain unpaid for a period of 7 days or more, then the MORTGAGEE can at its # option, without further notice dec(are the batance due under this mortgage due and payable in full at once and forthwith place the mattsr in the hands of an attorney fo~ collsction or enforcement. In this event all ~ cosss incurred will be chargeable to the balance due under this mortgage- (4) The MOR7GAGOR herein shall not further encumber this property except by obtaining WRITTEN per- mission of the MORTGAGEE herein and any attempt to do so without this w~itten permission will be null and void. - (5) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the first mortgage ' now encumbering this property at any time deemed desirable by the MORTGAGEE herein. The pro- ~ ce~ds of the said refinanci~g sha!! be applied against the unpaid bafante due hsreunder. i (6; The MORTGAGOR herein will be at the request of the MORTGAGEE herein acknowledge, in writing, { the existence of this mortgage and the amount still due thereon on a estoppel form provided for this pur- pose by the MORTGAGEE . !7) Failure on the part of the MORTGAGOR to comply with, perform, or abide by any of the agreements, stipulations, conditions and covenants as set forth above in seciions 1, 2, 3, 4, 5, b, empowers the MORT- GAGEE herein, at his option, to declare the sntire balance due hereunder, to be due and payable at once ~ without notice.
