WHEREAS the Aasignee ie unwillinq to conaummate eaid
mortgage loan unlees and until the said Aseignore further eecure '
the payment of said indebtedness by conditionally aseigning the
. afor~esaid lease hereinabove deecribed to the Aesiqnee,
NOw THEREFORE, to secure further the said indebtedneas
secured by the above described mortgage, the Asaignors, B. BOYD
BENJAMIN, joined by hie wife, JUNE BENJAMIN, and CHARLES F.
MITCHELL, joined by his wife, MADELYN MITCHELL, hereby sell, trane-
fer and aet over unto the said Assignee all of their right, title
and interest in the above described lease to SWEETS' REALTY, INC.
and all the rents, issuee and profite now due and which may here-
after become due thereunder or by virtue of any extension or
renewal of the same during the period of said indebtedness to the
Assignee shall remain unpaid. The Asaignors authorize anci em-
powers the Assignee to collect any and all sums which may here -
f after become due and owing under the above described lease and
any extensions or renewals thereor, and to aign on behalf of said

Assignors any receipts for ony payments thereunder by the Lessee,
and the Lessee, SWEETS' REALIY IfiC., is authorized and directed to
poy over to the Assignee ar,y anci all suma, whezher as rent or other-
