The Mortgagor further covenants ss follows:
1. That he will pay the indebtedne.se, as hereinbefore pmvided. Privilege ia reee,rved to prepay at auy time,
without premium or fee, the entire indebtedneea or aay part thereof not leas than the amount of one inatallment, or
one hundred dollars (i100.00), whichever ia less.
2_ In order more fully to protect the securit~ of this mortgege, the Mortge~;or, together with, and in
addition to, the monthh~ pa3-ments under the terma of the noie securnd hereby, on the first da~ of each month
until the said note is fuU~ paid, will pay to fhe Mortgagee, as t.rustee, (under the terms of this trust as herein-
atter stated) the [ollowing sums:

hereby, shall be psid in a single payment each month, to be applied to the following itema in the order
stated
(I) Bround rents, taxea, a~esments, Sre, aud other hasard insurance premiums;
(II) interest on the note eecured hereby; aad
(III) amortisation of the principal of eaid note.
' Any de&ciency in the amount of such aggregate monthly payment absll, unlesa made good by the Mort-
gagor prior to the due date o[ the next such p~?yment, const~tute an event of default under this mortgage.
At Mortgagee's option, Mortgagor will pay a"late charge" not exceeding four per centum (4~Jo) of any install-
ment when paid more than fifteen (15) days after the due date thereof to oover the extra expense involved in
handling delinquent payments, but such "late charge" shall not be payable out of the proi;eeds of any sale
made to satisfy the ~ndebtednesa secured hereby, unless such proceeds are sufficient to discharge the ent.ire
indebtedness and all proper oosts and expenses secured thereby.
3. If the total of tl~e pa}ments made b~ the Mortgagor under (a) of paragraph 2 preceding st~all eaceed
tt?e amount of parments actuall~~ rnade b} t~ie Mortgagee, as t.rustee, for ground rents, taces and a~.sessments,
and insurance preiniums, as the case ina~ be, such excess shall be credited on subsequent payments to be made
b~ the :Liortgagor for such items or, et Mortgagee's option, e~ trustee, shall be refunded to Mortgagor. If
however, such inonthl~ payments shall not be suH'icient to pay such items when the same shall become d~e
and pa~•able, then the Mortgsgor shall pa~- to the Mortgagee, as trustee, any amount necessery to make up
t.he de~icienc~ . Such pa~-ment shall be made within thirty (30) da~~ after written notice from the Mortgagee
