(2) The MORTGAGOR herein shal! pay within 30 days of the due date all pertinent charges for fire and windstorm insurance, all ad velorem city and/or oounty taxes, any special improvement assessments and any other special governmental assessments or charges. ! (3) If ihe MORTGAGOR herein do not make the pay-ments on the f irs t mortgage , the fire and windstorm insurance premiums and govemmental taxes or special assessments as they come due, as well as i the paymerns called for in this mortgage deed, then the MORTGAGEE herein can at f tS ; cptio~ make these payments, adding said payments made to the balance due hereunder. If any one or all of j the aforesaid payments remain unpaid for a period of 7 days or more, then the MORTGAGEE can at option, without further notice detlare the bala~ce due under this mortgage due and payable in ful) at once and forthwith place the matter in the hands of an attaney for collection or enforcement. In this event all ' co:ts inc~rred will be chargeable to the balance due under this mortgage- (4) The MORTGAGOR he?ein shal) not further encumber this property except by obtaining WRITTEN pe~- mission of the MORTGAGEE herein and any attempt to do so without this written permission will be null and void. , (5) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the first mortgage now encumbering this property at any time deemed desirable by the MORTGAGEE herein. The pro- ceeds of the said refinanci~g shall be applied against the unpaid balance due he~eunder. (6) The ~v10RTGAGOR herein will be at the request of the MORTGAGEE herein acknowledge, in writing, the existence of this mortgage and the amount still due thereon on a estoppel form provided for this pur- pose by the MORTGAGEE . ~ w= ~7) Failure on the pa~t of the MORTGAGOR to comply with, perform, or abide by any ot the agreements, stipulations, conditions and covenants as set forth above in sections l, 2, 3, 4, 5, 6, empowers the MORT ~ GAGEE herein, at his option, to declare the entire balance due hereunder, to be due and payable at once ~ Q without notice. Failure of the MORTGAGEE herein to exercise this option at any time shall not co~stitute a ~ wsiver of the right to exercise this option at some later time.
