~ THIS INDENTURE made this 5 day of v~~xn, 1972, between
EILEEN H. SHERMAN, unmarried, and iCATHLEEN R, joined by her
husband, JOHI~T M. BAKER, hereinafter called the grantors, which term
~=~~o~ shall include their heirs, legal representatives and assigns, and
o HARRIETTE G. ROOT, whose post-office address is 20 Church Street,
~ ~ w Greenwich, Connecticut, and the said EILEEN H. SHERMAN, whose post-
~ office address is c/o Mrs. J. Burgher, Lot A-141, 3450 N.W. 79th
Street, Miami, Florida, as joint tenants with right of survivorship,
hereinafter called the grantees, which term shall include their
o resg~ct~e heirs, legal representatives and assigns.

o WITNESSETH: That the grantors, for and in conside~ation of the
ti sum of Ten Dollars ($10.00) and other good and valuable consideration
to the grantors in hand paid by the grantees, receipt whereof is
~ hereby acknowledged, do hereby grant, bargain, sell, alien, remise,
~ release, convey and confirm unto the grantees forever all that
certain real property situate in the County of St. Lucie, State of
- Florida, described as follows:
Lots 17 and 18, Block 208, of PORT ST,
LUCIE, Section 4, according to plat thereof
recorded in Plat Book 12, page 14A of the
public records of St. Lucie County, Florida.
TO I~VE AND TO HOLD the same, together with the hereditaments
and appurtenances, unto the grantees in fee simple.
And the grantors do hereby fully warrant the title to said
property, excepting herefrom riparian and littoral rights herein
conveyed, if any, and said grantors will defend the same against the
lawful claims of all persons whomsoever. ;
This conveyance is SUBJECT TO: (1) All unpaid taxes for the
current year, if any, the payment of which is assumed by the grantees
as part of the consideration for this conveyance; and, (2) Restric-
tions and restrictive covenants of record, if any, and, if a recorded
plat is above mentioned, such restrictions and/or easements as may be
Ij shown thereon.
j IN WITNESS WHEREOF, the grantors have executed this warranty
