~ IN ADDlTtON TO THE COVENANTS HEREINAFTER SET OUT THE MORTGAGEE AND MORTGAGORS

CGt/ENAfVT AND AGREE THAT: ~
(t) The MORTGAGOR herein shall make within 7 days of the due date, the payments called j
f~r i i~s 1St mortgage now encumbering this property, to the MORTGAGEE herein at I
office or some other place as designated by the MORTGAGEE herein.
;2i The MORTGAGOR herein shall pay within 30 days of the due date all pertinent charges for fire and ~
~rrindstorm insurance, alt ad valorem city and/or county taxes, any special improvement assessments and any `
other sp~cial governmenta! asse~sments or charges. ~
(3) If the MORTGAGOR herein do not make the pay-ments on the lgt mortgage , ihe fire and
windstorm insurance premi~,ms and governmental taxes or special assessments as they come due, as well as
the paymsnts called for in this mortgage deed, then the MORTGAGEE herein can at itS
cption ma~e these payme~ts, adding said payments made to the balance due hereunder. If any one or all of
the aforesai~ nayments remain unpaid for a period of 7 days or more, then the MORTGAGEE can at itS
option, without further notice declare the balance due under this mortgage due and payable in full at once
and forthwith place the matter in the hands of an attorney for collrction or enforcement. In this event all
cests incurred will be chargeable to the balance due under this mortgage-
~ (4) The MORTGAGOR herein shall not further encumber this property except by obtaining WRITTEN per-
:;ission of the MORTGAGEE herein and any attempt to do so without this written permission will be null
~ and void.
~ (5) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the f.irst mortgage
~ now encumbsrina this property at any time deemed desirable by the MORTGAGEE herein. The pro-
~ ceeds of the said refinancing shall be applied against the unpaid balance due hereunder. -
(6) The MORTGAGOR herein will be at the request of the MORTGAGEE herein acknowledge, in writing,
~ the existsnce of this mortgage and the amount still due thareon on a estoppel form provided for this pur ,
pose by the MORTGAGEE . '

~7) Failure on the part of the MORTGAGOR to comply withr perform, or abide by any of ihe agreements,
~ stipulations, conditions and covenants as set forth above in sections 1, 2, 3, 4, 5, 6, empowers the MORT-
~ GAGEE herein, at his option, to declare the entire balance due hereunder, to be due and payable at once !
~ w:thout notice. Failure of th~ MORTGAGEE herein to exercise this option at any time shall not constitute a
waiver of the right to exercise this option at some later time.
(3) The MORTGAGOR further agree that this mortgage constitutes ihe entire contract between the par-
ties hereto, that they have read the provisions of this mortgage and the note it secures and that they are aware
~ of their right to have their own attorney examine said mortgage together with the said note it secures and
~ advise them as to it. )jj(
