LEASE MEMORANDUM
THIS I3 TO CERTIFY that a certain~Lease Agreement wae
entered into by and between B. HOYD BF.tdJAMIN, joined by hie wife,

JUNE BENJAMIN, and CHARLES F. MITCHELL, joined by hia wife, MADELYN
MITCHELL, as Landlord, and SWEETS' REALTY, INC., a~ Tenant, dated

September 15, 1972, covering the following deacribed premises:
The Easterly 3.197 acres of Lote 150 and 151 of Maravilla
Gardens, Unit Three, as recorded in Plat Book;6, Page 62,
of the Public Records of Saint Lucie County, Flori~da, being '
. more particular~y described as follows: Beginning at a point
where the West right-of way of South Seventh Street (having a
60 foot right way) intersecta the South right -of -way of
• Edwards Road (~~ving a 70 foot right-of way) ,(Thia point ia
the Northeast co=ner of Lot 150) run North 89°05'06" West along
the South ri~ht-of ~ray of Edwards Road 535.94 feet; thence run
South 00°O1'S4" West 365.55 feet to the Northerl~ right-of way
of Florida Eest Coast Railroad Cut-bff: (having a 100 foot right-
of way); thence run North 69°13'S4" East along the Northerly right-of -
way of Florida East Coast Railroad 571.54 feet to the West right -
of -way of South Seventh Street; thence run North 00~37'24" East
along the west right-of-v~ray of South Seventh Street 154.67 feet
to the point of beginningf together with all improvements thereon
located.

The term of the Lease is for 15 yeare commencing September 15, 1972
and ending September 15, 1987, which lease is guaranteed by SCOTTY'S
~ HO1~E BUILDER'S SUPPLY, INC. and containe optione in favor of Tenant
~`}i fq~ the renewal of the term thereof and for the purchase of the above

All the terms, covenants, conditions and provisions of the
said Lease Agreement are incorporated herein by reference. and made
a part hereof .
A complete executed copy of the said Lease Agreement is on
file with the PEOPLES FIRST NATIONAL BANK OF MIAMI SHORES, 9501 NE 2nd

~ Avenue, Miami Shores, Florida, and may be inspected during any working

~ day between the hours of 9:00 A.M. and 2:00 P.M. ~
