THIS LEASE made and entered into this 28th day of
September , 1972, by and between CHARLES LARSEN, JR.,
joined by his wife,LORETTA LARSEN, hereinafter referred
to as "Lessor", and NEW ENGLAND OYSTER HOUSE OF FORT PIERCE,
INC., a Florida Corporation, hereinafter referred to as "Lessee";
W I T N E S S E T H:

THAT in consideration of the covenants and agreements
hereinafter mentioned and to be performed by the respective
parties hereto, and the payment of the rental hereinafter
designated to be paid by the Lessee in accordance with the
provisions of this lease, the Lessor has leased, rented,
let and demised, and by these presents does lease, rent, let and
demise unto said Lessee, its successors and assigns, the
following described property situate, lying and being in
St. Lucie County, Florida, to-wit: ~

From the southwest corner of Lot 1, BAYSHORE ESTATES, ;
UNIT 2, as per plat thereof recorded in Plat Book 14, '
page 25, run South 89°49'30" West along the north ~
right of way of Bayshore Drive a distance of 150.5
feet to the point of curvature of a curve concave to
the northeast and having a central angle of 41°OS'
a radius of 266.87 feet, and an arc length of 191.37 ~

From said Point of Beginning, continue running aZong

concrete block wall; thence run South 32°36'30"
East, 77.73 feet; thence run South 21°22'30" West,
112.61 feet to the Point of Beginning; all located
in St. Lucie County, Florida.
