(18) months by strikes, lockouts, act of war or insurrection, fire,
unusual delay in transportation, unavoidable casualties, or any
causes beyond the control of the Lessee or the Lessee's contractor,
then the time of completion beyond the said eighteen (18) month
perioa' shall be extended for such reasonable time as may be
required to effect the completion of said construction.
In the event there shall remain in the joint account any
excess of money received from insurance after the completion of
such reconstruction and repair of such building or buildings,
then such excess money shall,be paid to the Lessee.
6. LIABILITY INSURANCE. The Lessee covenants and agrees ;

that it will, at all times, save and keep the Lessor harmless from
any and all damages and liability occasioned by the use of the
premises and shall indemnify and keep harmless the Lessor from
and against any loss, cost, damage and expense arising out of ~

any accident causing injury to any person or property whomsoever
and whatsoever, and due directly to or indirectly to the use i

or occupancy of said premises, approaches, sidewalks, and `
appurtenances, and the Lessee covenants and agrees to provide
policies of insurance generally known as public liability
policies, and/or owners, landlords and tenants liability policies,

~ insuring the Lessee and the Lessor against all claims and

~ demands made by any person or persons whomsoever for injuries
~ received in connection with the operation and maintenance y
of the improvements and buildings located upon the demised
~ premises, approaches, sidewalks, and appurtenances, to the

extent of not less than One Hundred Thousand (~100,000.00) !
Dollars to cover claim or damage from any single or specific
~ cause to any one person, and to the extent of not less than
~ Three Hundred Thousand ($300,000.00) Dollars to cover in connection `

with any one particular accident or occurrence, the total~ ;
~
aggregate of claims that may arise or be claimed to have arisen
~ against the Lessor or the Lessee as aforesaid. ;

Wherever, under the provisions of this lease, policies of '
~ insurance are required.to be issued or maintained by the Lessee,
