thereof, shall be delivered to the Lessor as evidence of the
compliance by the Lessee with the terms and provisions of this
instrument. Any insurance policy or-policies required to be
provided by Lessee under this lease may be provided by blanket
insurance covering the demised premises and other locations of
Lessee or companies affiliated with Lessee, provided such blanket
insurance complies with all the other requirements of this lease. ~

7. MAINTENANCE AND REPAIR OF PROPERTY: The Lessee
agrees and covenants that it will, at its own expense, keep and
maintain the buildings, fixtures and improvements which may at
any time be situated on said demised premises during the term of !

this lease, and all appurtenances thereunto belonging or apper-
taining, including all fire escapes, sidewalks, steps, including
both the interior and exterior of the building, in good and sub-
stantial repair and in a clean and sanitary condition, and will ~
use, keep and maintain such premises and improvements thereon as
well as the sidewalks, approaches, and appurtenances in front of
and around such building, in conformity to and in compliance ~
with all orders, ordinances, rulings and regulations of all federal ~
state and city governments having jurisdiction thereof.
~ It is contemplated between the Lessor and the Lessee that the

; Lessee shall have full and complete and exclusive control and
~ possession if the leased premises, and that, therefore, the Lessor
~ shall not be responsible or liable to any third person who-is ;

injured on the demised premises during the term of this lease. ~
8. TAXES. In addition to rents hereinabove specified, ;

and as a further part of the consideration to be furnished by the ~
Lessee, the Lessee covenants and agrees with the Lessor that the ~

~ Lessee will promptly pay all taxes levied or assessed against i

~ the demised premises at any or all times during the term hereby i
~ demised by any and all taxing authorities, including all taxes,
~ charges, assessments, impositions, liens for public improvements,

~ special charges and assessments, and, in general, all taxes
