immoral purpose, business, or occupation; provided that a violation
of this section shall operate as a breach of this lease only in
the event that the property herein described shall be closed or

abated by the proper legal authorities for any illegal or :

immoral purpose, business or occupation, and Lessee has failed '
to abate such conditions, or has failed to take reasonable
steps to obtain such abatement, within sixty (60) days after such
closing. In the event of such failure on the part of the Lessee,
and the exercise of Lessor's option to treat the same as a
breach of the lease, such breach and the right to terminate
shall exist only after the expiration of sixty (60) days'
written notice and demand for the abatement of such condition. '
12. LIENS CREATED BY LESSEE. The Lessee covenants and
agrees that it has no power to incur any indebtedness giving
a right to a lien of any kind or character upon the right, title
and interest of the Lessor in and to the land covered by this
lease. All persons contracting with the Lessee, or furnishing
materials or labor to the Lessee, or to its agents or servants,

of this lease. Should any such lien be filed, the Lessee shall
f discharge the same by paying it, or by filing a bond or

~ otherwise, as permitted by law. ~
~ 13. LANDLORD'S LIEN. The Lessor shall have no landlord's

~ or other lien on the personal property of the Lessee which is
a
brought on the demised premises during the term of this lease.
14. INDETINIFICATION AGAINST CLAIMS. The Lessee shall

indemnify and save harmless the Lessor from and against any
~ and all claims, suits, actions, damages, and/or causes of action
arising during the term of this lease, for any personal injury,
~
~ loss of life, and/or damage to property sustained in, or about,
~
~ the demised premises or the buildings and improvements thereon
~

or the appurtenances thereto, or upon the adjacent sidewalks, ;

approaches, or streets, and from and against any orders, judgments, ~

~ and/or decrees which may be entered against Lessor in reference
~ thereto.
