Lessor agrees that this lease shall be freely assignable,
and the Lessee covenants and agrees that it will not make
any assignment or transfer unless the assignee shall expressly "
assume and agree to perform each and every of the conditions
and covenants of this lease on the part of the Lessee to be ;
performed by written instrument, duly executed in accordance
with the laws of the State of Florida, and forthwith filed
for record in the office of the Clerk of the Circuit Court
of St. Lucie County, Florida, and an executed copy thereof
delivered to the Lessor. No assignment of this lease by
the Lessee herein named or any subsequent Lessee shall operate ~
to relieve any Lessee from liability for the faithful performance
of the terms and conditions of thi-s lease, it being understood
- that all lessees, including those subsequent to the Lessee `
herein named, shall remain liable hereunder unless released ~

from liability by written instrument duly executed by Lessor.
No assignment shall effect any change or modification in the

provisions of this lease.
For the purpose ~f enabling the Lessee to assure a proposed
assignee that this lease is in good standing and that there

~ is then no existing default on the part of the Lessee hereunder,
the Lessor covenants and agrees with the Lessee that the Lessor

will, upon receipt of notice of the proposed assignment, an

within thirty (30) days after receipt of such notice, apprise the
~ the existence or non-existence of any
Lessee, in writing, of
default on the part of the Lessee under this lease, and if the
Lessor fails to do so, then such failure shall constitute a .
representation by the Lessor unto the proposed assignee that there
~ then exists no default on thc part of the Lessee in the performance
~ or observance of any of the conditions or covenants of this lease.

~t Lessor further agrees that the Lessee may sublet or sublease
~ all of any part or parts of the demised premises as Lessee
- shall see fit to do; provided, however, that any and all subleases
