and the use of the neuter gender shall include all genders; the
use of the words "Lessor" and "Lessee" shall include their spouses,
if any, their heirs, representatives, successors, grantees and
assigns.
28. COVENANTS TO BIND SUCCESSORS AND ASSIGNS: The
covenants and agreements contained in this lease shall be
binding upon and shall inure to the benefit of the Lessor
and Lessee and its respective successors and assigns, and all
persons claiming by, through and under the Lessor and the
Lessee, and the same shall be construed as covenants running
with the land during the term of this lease. `
