share of 1972 taxes; parties of the second part agree to pay their
pro rata share of 1972 taxes and to pay all taxes, assessments, or
impositions that may be legally levied or i~posed upon said land
subsequent to the year 1972.
The parties of the second part covenant and agree that at the

reques~ of the parties of the first party, the parties of the second
part will secure maximum first mortgage from local lending institution
at the expense of the parties of the second part; parties of the first
part agree to hold a second mortgage from the parties of the second
part for the then difference of the purchase price, if any, at then
current interest rates. Upon such a request by the parties of the first
part, in the event it is necessary for any reason to accomplish this
loan, the parties of the first part shall either sign and enter into
the first mortgage, if necessary, or refinance the property in the
name of the parties of the first part and concurrently issue another
Agreement for Deed unto the parties of the second part for the
balance of the purchase price.
It is further agreed that the parties of the second part shall
have the privilege at any time of paying the amound due under this
contract, together with interest, taxes, and other assessments that
may be due, and procuring a deed from the parties of the first part.
It is Mutually Agreed by and between the parties hereto that
the time of payment shall be an essential part of this contract, and that
all covenants and agreements herein contained shall extend to and be

: obligatory upon the heirs, executors, administrators, and assigns of

; This agreement is subject ta a first rnortgage held by First Federal

Savings and Loan Association and the parties of the first part shall
be responsible for the payments thereof.
IN WITNESS WHEREOF, the parties to these presents have hereunto
set their hands and seals the day and year first above written.
