40 East, lying West of the right of way of U. S. Highway No. 1;
EXCEPTING from Parcel II, the following described property,
to-wit: Approximately one acre in the SW corner of the SW 1/4
of the NE 1/4 of Section 17, Township 34 South, Range 40 East,
lying West of U. S. Highway No. 1, heretofore_conveyed by Jens Helset '
