of time for the paysent of aay indebtednes~ •ecused hereby, or allow any change
or changes. aubstitution or aubstitutions of any of the property described in
this mortgage or any other collateral vhich aay ba held by SMA without in any
manner affecting the liability of the Mortgagor, any andorsers of the indebted-
ness hereby secured or any other person for the paysent of said indebtedness,
together with interest and any other aums which aaq be due and payab2e to SMA ,
• and also without in any manner affecting or impairiA~; thr liea of this Mortgage
and it is aZso understood and agreed that SMA ydsy at any time, aithout notice
to any person, release any portion of the propertq described in this Mortgage
or any other collateral, or any portion of any other collateral which may be
held as security for the payment of the indebtedness hereby secured, either
with or vithout any consideration for such release or releases, without in any
manner affecting the liability of the Nortgagor, all endorsers, if any, and all
other persons who are or shall be.2iable for the paqment of said indebtedness,
and without affecting, disturbing or impairing in any manner whatsoever the
validity and priority of the lien of this Mortgage for the full amount of the
indebtedness re~naining unpaid, together with all interest and advances vhich
shall become payable, upon the entire remainder of the mortgaged property which
is unreleased, and without in any manner affecting or impairing to any extent
whatsoever any and all other collateral security which may be heZd by SMA.
It is distinctly understood and agreed by the Hortgagor and SMA that any release
or releases may be made by SMA without the consent or approval of any other
person or persons whomsoever.
28. In the event this Mortgage is a construction mortgage, each of the terms,
covenants and conditions of the construction loan agree~aent executed in connection
with the execution of this Mortgage are incorporated herein as if said construction
loan agreecnent were repeated herein in extenso.
29. Mortgagor covenants and agrees that he ~rill deliver to the Hortgagee every five
years hereafter an inspection certificate that the captioned pranises is free
from termites.
30. In the event this is a mortgage on an apartment in a condominium together With
appurtenances thereto, the failure of the mortgagor to pay any assessments
required to be paid pursnant to the Declaration of Condominium or to otherwise
comply with any of the terms, covenants or ~onaitio~ of eaid Declaration of
Condominium shall constitute a default under this mortgage and the mortgagee may,
at its option, immediately or thereafter declare the indebtedness s~cured hereby
due and payabZe.
