convey said laad in fee simple as aforesaid; that it shall be lawful fot the blortgagee at all times peac~ably and
quietly to enter upon, hold, occupy and enjoy said land; that said land is free from all encumbrances ~acept as
may be herein described; that the Mortgagot will make such further assurances to perfect the tee simple title to
said land in the ~lortgagee as may reaso~ably be required; and that the Mortgagor hereby fully warrants the title
to said land and will defend the same against the lawful claims oi all persons whomsoever.
