I, we, or each of us~ whether principai, aecurity~ guarantor, endorser or other party hereto, agree to
be jointly and severally bound. I or we. each further waive demand, protest and notice of demand. protest and
nonpayment.
MORTGAGOR FURTHEB AGREES:
1. To make all payments required by that note and thia mortgage promptly when due.
2. To pay all taxes. assessmenfs, liens and encumbrances on that property promptly when due. If
they are not promptly paid~ the Mortgagee may pay them without waiving the option to foreclose, and such
payments. with interest thereon from the date of payment at the same rate as apecified in that note. shall
also be secured by this mortgsge.
3. To commit, permit~ or suffer no waste, impairment or deterioration of the mortgaged property.
4. To pay all expensea reasonably incurred by the Mortgagee because of failure of the Mortgagor
to comply with the agreements in that note or this mortgage, including reasonable attorneys' fees. The cost
thereof, with interest thereon from the day of payment at the same rate as specified in that note. ahall also
be aecured by thia mortgage.
6. If any payment provided for in that note is not paid within 30 days after it beoomes due~ or if any
agreement in this mortgage other than the agree;nent ta make the payments ie breached, the entire unpaid
principal balance of tha± note shall immediately i,ecome due at the option of the Mortgagee, and the Mor~
gagee raay foreclose this mortgage in the manner provided by law. and have, the-mortgaged property sold to
sadstq or apply on the indebtednesa hereby aecured.
6. The rents and profits of the mortgaged property are also hereby mortgaged. and if proceedings
to foreclose this mortgage shall be instituted, the court having jurisdiction thereof may appoint a receiver of
the mortgsged property and apply those rents and proRts to the indebtedaess hereb~ secured~ regardlesa of
the solvency of the Mortgagor or the adequacy of the securiLy. . •
