TO HAVE AND TO NOLD the same, together with the tenenents, hereditaments and appurtenances, unto SMA in fee simple. AND the Mortgagor does hereby covenant with SMA tnatnlortgagor is fndefeasibly seized of said land in fee simple; that mortgagor has full power and lawful right to convey said land in fee si.mple as aforesaid; that it shall be lawful for SMA at all times peaceablp and quietly to enter upon, hold, occupy and enjoy said land; that said property is free from all encumbrances; that mortgagor will make such further assurances co perfect the fee simple title to said property in SMA as may reasonably be required; and that they do hereby fully warrant the title to said land and vill defend the same against the lawful claims of all persons whomsoever. NOW,THEREFORE. the condition of this mortgage is such that if the Mortgagor shall we21 and truly pay unto SMA ttte indebtedness evidenced by that certain promissory note of even date herewiih, made by the Mortgagor and payable to the order of gi~ip~, in the ' pr inc ipal sum of TWENTY ONE T~IOUSAND (J!dE HUNDRED FIFTY AND NO/100--------0OLIARS 22,150.00 together with interest (whfle not in default) at the rate of ~ Z, repayable in equal monthly installments of $ 155.2 ~ including interest, the first of such payments being payable on Novem~er 1 1972 aad shall perform, comply vith and abide by each and every the stipulations, agreements, conditions, and covenants contained and set forth in this mortgage and in the promissory note secured hereby, then this mortgage and the estate hereby created sha12 cease and be null and void.
