MORTGAGE CONSOLIDATI4N AND
MODIFICATION AGREEMENT
THIS AGREEMENT, made this ~ day of October, 1972, by and
between First Federal Savings and Loan Association of Fort Pierce,
a corporation organized and existing under the laws of the United
States of America, as party of the first part, and hereinafter
referred to as "Association", and Gult-Atlantic Investments of
Fort Pierce, Inc., a Florida corporation, as party of the second
part, hereinafter referred to as "Gnlf-Atlantic"; -
W I T N E S S E T H:
WHEREAS, Gulf-Atlantic is the owner of real property situate
in St. Lucie County, Florida, Iegally described as:
That part of the South 1/2 of the Southwest 1/4 of
Section 15, Township 35 South, Range 40 East, lying . '
West of an 80-foot right of way for State Road No. 5,

LESS AND EXCEPTING THEREFROM the followir~g parcels:
The East 1259.9 feet, the S~uth 130 feet, the West 25
feet, an 80-foot right of way for Oleander Boulevard ;
and the North 25 feet of that part lying West of
Oleander Boulevard. Al~ lying and being in St. Lucie
County, Florida;
WHEREAS, the above described real property was mortgaged to
Bjarne Ursin by first mortgage deed dated February 18, 1972,
recorded in O.R. Book I99, page 2268 of the public records of
St. Lucie County, Florida, to secure an indebtedness evidenced by
a promissory note therein described in the amount of $252,373.90;
WHEREAS, the Association is now the owner and holder of -
record of the first mortgage above described and the promissory
note secured by same by assignment of mortgage from Bjarne Ursin,
dated September 22, 1972, recorded in O.R. Book ,'t p 7 , page
of the public records of St. Lucie County, Florida;
WHEREAS, the Association has partialiy released from the
lien of the first martgage above described the following real
property:
Beginning at the Northwest corner of the Southwest 1/4
of the Southwest 1/4 of Section i5, Township 35 South, .
Range 40 East, run thence Easterly along the South 1/4 -
1/4 Section line to a point on the east right of way of
Oleander Avenue (State Road S-605); thence South 00°26'26"
East along the said east right of way of Oleander Avenue
