the Mortgagee`shall be entitled to apply to the court having juris-
diction of such suit for the appointment of a receiver of all and
singular said property and the rents, issues and profits therefrom.
Such receiver shall have the usual powers and duties, including the
power to care for and cultivate said grove and to market any and all
crops thzreon and to collzct any and all revznues derived therefrom,
same to be applied by such receiver as required by law and under the
direction of the court.
16. Two purchase money mortgages: This mortgage represents
one of two purchase money mortgages given by the Mortgagor here to the
P•iortgagee, this mortgage representing an obligation in the amount of
$218,830, the other mortgage representing an obligation in the amount
of $67,170. These mortgages and the obligations respectively secured
by them ar~ or equal dignity. A defau~t in one constitutes a default
in the other. In the event of any foreclosure proceeding these mort-
oages may he jointly foreclosed. Foreclosure proceedin~ by the holder
of any one of these mortgages shall include the holder of the other
Martgage as a necessary party, and the holders of these t*ao mortgages
shall share proportionately in the proceeds of any foreclosure sale
in accordance with the then unpaid balance of the ~bligations respect-
ively secured.
NOTE
Th~ iFote secured hereby is of even date herewith, given by the
i•iortgagor to the Mortgagee in the original amount of $218,830, and
bears inter~st at the rate of 6.5~ per annum. ~
