John M. Whalen and Lillian Whalen~ his wifQ as joint tenants with right of
survivorship~ parties of the second part, whose mailing address is
342 Pike Lake~ Duluth, Minnesota.
WITNBSSETH:
That the said party of the f irst part~ for and in consideration of the

sum of Ten Dollars and other good and valuable considerati.on to it in hand paid
by the said parties of the second part, the receipt ~rhereof is hereby acknowledged~
has granted~ bargained and sold to the said parties of the second part, their heirs

Subject to conditions~ restrictions, reservations, limitations and easements
of record: zoning and other regulatory-ordinances and taxes for the year 1972.
And the said party of the first part does hereby fully warrant the title to
said land, and wi12 defend the same against the lawful claims of all persons whom-
soever.
