Lighting fixtures shall be installed by the Lessor to furnish a minimum of 75 foot candles at desk top level in all office areas. Heating shall be of adequate capacity and design to maintain a uniform 75° F. temperature without i drafts in working areas. Air conditioning shall be adequate in capacity and ~ design to maintain 75° F. and 50$ relative humidity without noise or drafts i with an outside temperature of 95° F. The Lessor shall install, at the Lessor's expense, the air conditioning, heating and hot water equipment. ~ The Lessor shall maintain, at the Lessor' xpense, the parking area paving, ' fencing, catch basins, and all build'r~ rs except interior painting. v Lessor will provide, at the ~ ense, water coolers, fire extinguishers, venetian blinds or approved ~lent, toilet paper holders, paper towel holders ~ and washroom mirrors. In the event of an Ad Valorem tax increase in any calendar year during the life ~ of the lease after the first full calendar year of occupancy, the Lessee agrees to reimburse the Lessor for 50$ of the difference between the assessed taxes during the first full calendar year of occupancy and the increased taxes. The reimbursement will be made within 30 days of presentation to the Lessee of the ~s increased County T~ Collector's paid receipts, taking advantage of the highest ~ rate discount.
