If any one or all of ~ the aforesaid payments remain unpaid for a period of 7 days or more, then ihe MORTGAGEE can at its ~ option, without further notice declare the balance due under this mortgage due and payable in full at once s and forthwith place the matter in the hands of an attorney for collection or enforcement. In this event all ~ :o~t; inc~rred will be chargeable to the balance due under this mortgage- e i4y The MORTGAGOR herein shalf not further encumber this property except by obtaining WRITTEN per- ~ mission of the MORTGAGEE herein and any attempt to do so without this written permission will be null y and void. ~ ~ (S) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the first mortgage ~ naw encumbering this property at any time deemed desirable by the MORTGAGEE herein. The pro- ~ ceeds of the said ref~nancing shall be applied against the unpaid balance due hereunder. ~ (6) The MORTGAGOR herein will be at the request of the MORTGAGEE herein acknowledge, in writing, ~ ~ the exist~:~:e of this mortgage and the amount siil) due thereon on a estoppel form provided for this pur- t ~ pose by the MORTGAGEE . ~ ~7) Failure on the part of the MORTGAGOR to comply with, perform, or abide by any of the agreements, ~ stipulations, conditions and covenants as set forth above in sections 1, 2, 3, 4, 5, b, empowers the MORT- ~ ~ I GRGEE herein, at his option, to declare the entire balance due hereunder, to 6e due and payable at once , ~ without no!ice.
