i IN ADDITION TO THE COVENANTS HEREINAFTER SET OUT THE MORTGAGEE AND MORTGAGORS i

~ t1) Th~ MORTGAGOR herein shall make within 'j days of the due date, the payments called ~
~ for in the 1St mortgage now encumbering this property, to the MORTGAGEE herein at '

~ ;2~ The MORTGAGOR herein shall pay within 30 days of the due date all pertinent charges for fire and } ~
windstorm insurance, all ad valo:em city and%or county taxes, any special improvement assessments and any I
other special governmental ~ssessments or charges. 4

(3) If the M~ORTGAGOR herein do not make the pay-ments on the 1St mortgage , the fire and ~
w~ndstorm insurance prerniums and governme~tal taxes or special assessments as they come due, as well es i -
the payments called for in this mortg3ge deed, then the MORTGAGEE herein can ai ~t S ~
~ ~ption make these pryme~ts, adding said payments made to the b~lance due hereunder. If any one or all of
~ the aforesaid payments remain unpaid for a period of 7 days or more, then ihe MORTGAGEE can at its
~ option, without further notice declare the balance due under this mortgage due and payable in full at once
s and forthwith place the matter in the hands of an attorney for collection or enforcement. In this event all
~ :o~t; inc~rred will be chargeable to the balance due under this mortgage-
e i4y The MORTGAGOR herein shalf not further encumber this property except by obtaining WRITTEN per-
~ mission of the MORTGAGEE herein and any attempt to do so without this written permission will be null
y and void.

~ (S) The MORTGAGOR herein will at the request of the MORTGAGEE herein, refinance the first mortgage
~ naw encumbering this property at any time deemed desirable by the MORTGAGEE herein. The pro-
~ ceeds of the said ref~nancing shall be applied against the unpaid balance due hereunder.
~ (6) The MORTGAGOR herein will be at the request of the MORTGAGEE herein acknowledge, in writing, ~
~ the exist~:~:e of this mortgage and the amount siil) due thereon on a estoppel form provided for this pur- t
~ pose by the MORTGAGEE .
~ ~7) Failure on the part of the MORTGAGOR to comply with, perform, or abide by any of the agreements,
~ stipulations, conditions and covenants as set forth above in sections 1, 2, 3, 4, 5, b, empowers the MORT- ~
~ I GRGEE herein, at his option, to declare the entire balance due hereunder, to 6e due and payable at once ,
~ without no!ice. Failure of the MORTGAGEE herein to exercise this option at any time shall not constitute a i
~ i .vaiver of the right to exercise this option at some later time. ~
~ i (8) The MORTGAGOR further agree that this mongage constitutes the entire contract between the par- ~
~ ties hereto, that they have read the provisions of this mortgage and the note it secures and that they are aware I
of their right to have their own attorney examine said mortgage tc~gether with the said note it secures and
~ advise them as to it.
