West along the West line of said NE 1/4 of SE 1/4 a dis- tance of 301 feet; thence run West parallel to the North line of said NE 1/4_ of SE 1/4 a dis- tance of 77.70 feet; thence run North 25 deg. 19 min. 30 sec. West a distance of 305.04 feet to an iron pipe; thence continue North 25 deg. 19 min. 30 sec. West a distance of 25 feet, more or Zess, to the centerline of Platts Creek and point of beginning; thence retracing last mentioned course, run South 25 deg. 19 min. 30 sec. East a distance of 25 feet, more or less, to an iron pipe; thence continue South 25 deg. 19 min. 30 sec. East a distance of 305.04 feet; thence run East a distance of 229.40 feet to the West right of way of Sunrise Boulevard; thence run South 00 deg. 12 min. 45 sec. East along said West right of way of Sunrise Boulevard a distance of 100 feet; thence run West parallel to the North line of NE 1J4 of SE 1/4 a distance of 153.14 feet - to a point on the West line of said NE 1/4 of SE 1/4; thence continue West a distance of 292.51 feet; thence run North 25 deg. 19 min. 30 sec. West a distance of 217.21 feet to a point; thence continue North 25 deg. 19 min. 39 sec. West a distance of 25 feet, more or less, to the centerline of Platts Creek; thence meander the centerline of Platts Creek in a Northeasterly direction to the point of beginning. Containing 2.5 acres, more or less. ~ TOGETHER, with all the tenements, hereditaments, and appurtenances thereto belonging or in anywise appertaining.
