All past due principal and interest on this note shall bear interest at the rate of ten per cent per annum.
Failure to pay any part of principal or interest of this note ~vhen due or failure to carry oat any~ of the terms,

to declare the whole of the same due and payable and to exercise any or all other rights or remedies provided in this
note and the security ai;reement securing same.
