Mortgagor fully wa~rants the title to said land and rrill defend the sa~ne against the la~~l claims of all
persons who~asaever, ana agrees:
1. To awke all oayments required by that note and this mortgage praaptly Mhen due. _
2. To pay all taxes, assessa~ents, liens and encwabrances on that property promptly Nhen aue.
If they are not promptly paid the Mortgagee Qay pay theo ?rithout waiving the option to foreclose, and such
payments, Nith interest :hereon frou~ the date of pay~aent at the same rate as specified in that note, shall
also be secured by this mortgage.
3. To commit, peraiit, or suffer no waste, impairwent or deterioration of the mortgaged property.
~ 4. To pay all exoenses reasonably incurred by the ~lortgagee because of failure of the Mortgagor to
~ Conply Nith the agreerents in that note or this mortgage, including reasonable attorneys' fees and titie

5. If any payiaent proiided for in that note is not paid within 30 days after it becor.ses due, or i`

6. The rents and orofits of the rortgaged property are also hereby mortgayed and if proceedings to

of the mortgaged procerty ard a1~ly those rents and profits to the indebtedness hereby secured, regardless
of the solvency of the ,'.ortgagor or the adequacy of the security.
