Mortqagor fully warrants the title to said land and will defend the sa~ce against the la~rful clai~os of all
persons Nhomsoever, and agrees:
1. To make all payments required by that note and this mortgaye promptly rfien due.
2. To pay all taxes, assessments, liens and encueibrances on that property pranptiy when due.
If they are not promptly paid Lhe Mortgagee ~~ay pay them without waiving the option to foreclose, and such
payments, r+ith interest thereon from the date of payraent at the•same rate as specified in that note, shall
also be secured by this mortgage.

~ 3. To tommit, permit, or suffer no waste, impairment or deterioration of the mortgaged property.

~ 4. To pay all expenses reasonably incurred by the Mortgagee because of failure of the Hortgagor to
~ tomply with the agrezrents in that note or this mortgage, including reasonable attorneys' fees and titie

~ in that note, shall also be secured by this mortgage.
