The Lessee will use the leased property only for the sale of automobile parts and accessories, auto service, and repair, and related items and accessories, hardware, and/or as fish bait and tackle, marine supplies and related accessories, soft drinks and non-alcoholic beverages and will make no unlawful, imporoper, or offensive use the leased property. 5. ASS IGNMENT OR SUB-LEASING. No assignment of this lease or sub-lease, shall be valid without the written consent of the Lessor, but that consent shall not unreasonably be withheld. No assignment or sub-leasing shall release the assignor or sub-lessor of any obligations under this lease. Each assignee or sub-lessor shall be assuming that status, become obliged to perform every agreement of this lease to be performed by the Lessee, except that a sub-lessee ' shall be obligated to perfrom them on insofar as they relate to the i~ . ~ part of the property sub-leased and the rent required by the sub~-lease i ~ and shall be obligated to pay rent directly to the Lessee only after i ` default in payment by the sub-lessor and written demand from the ~ i i Lessor to pay rent directly to the Lessor. 6. SPECIAL AGREEMENT AS TO REPAIRS. The Lessor will maintain the exterior of the building on the leased property, including the roof and exterior walls in good and substantial repair.
