lZ. That, in order more fully to protect the security of this murt-
gage , the mortgagar > together with, and in addition to, the monthly payments
under the terms of the note secured hereby, on the first day of each month
until the said note is fully paid, and in addition to the provisions hereinbefore
made . wiil pay to the mortgagee the following sums:
(a) A sum equal to the premiums that will next become due and pay-
able on policies of fire and oiher hazard insurance covering the mortgaged
property, Ylus taxzs and assessments next due on the n~ortgaged property (all
is estimated by ihe mortgagee)less all sunis already paid therefor divided oy
the nutiiber of months io elapse before one month prior to the date when such
preizliums, ta~es and assessments will become due.
(b) All payments mentioned in the preceding subsection of this para-
~ graph and all payments to be made under the note secured hereby shall ~e
added together a~id the aggregate amount thereof shall be paid ~y the mortgagor
each month in a single payment due upon the first of each and every month
he re inafte r
Any deiiciency in the amo~int o2 such aggregate monthly payment shall, unless
made good by the mortgagor within thirty (30) days next after the same becomes
due and payable> consiitute an e~•ent of default under this mortgage.
13_ If, howe~•er. the monthly payments made by the mortgagor under
(a) of paragraph 1L preceding shall not be sufficient to pay taxes and assess-
ments and insurance premiums, as the case may be, when *_he same shall
become due and payable, then the mortgagor shall pay to the rnortgagee any
amouni necessary to make up the deficiency, on or before the date when payment
oi such taxes, assessments or insurance premiums shall be due.
