tYie care. cultivation and fertilization of said grove, and the
picking, packing, hauling and sale of the said citrus fruit grown
thereon, and shall receive the proceeds thereof.
2. Bowen Brothers, Inc. shall care for saicl citrus grove as
if it were its own and shall, from tlze receipts of said citrus fruit,
pay all caretaking costs, pay taxes, pay the mortgage installments
and interest and disburse any balance for the best interest of said
citrus grove as it may see fit, so long as any portion of the said
anticipated mortgage indebtedness may remain unpaid.
3. Bowen Brothers, Inc. shall receive as compensation for :
its management services the sum of lOG per box for citrus fruit ~
marketed from said citrus grove which shall be payable as the fruit
may be sold and proceeds received by Bowen Brothers, Inc. ~
4. The owners hereby give and grant unto Bowen Brothers, Inc.
a crop lien on all citrus fruit growing and to be grown on said real .
estate during such period of time as any portion of the said anti-
cipated mortgage shall remair~ unpaid, or for such period of time ~
as may be permissible by law, to the e~ctent of any indebtedness then !
~ due Bowen Brothers, Inc. hereunder.
~ 5. Of the $400,000.00 anticipated to be borrowed, as afore-
~
~ said, the sum of $75,000.00 thereof shall be paid to Bowen Brothers,
~ ~ Inc. upon the completion of the planting of eighty (SO) acres of
the above described real estate in grapefruit trees, as herein-
after set forth, said sum to be accounted for under this Agreement.
6. It is contemplated that Bowen Brothers, Inc. shall in-

~ stall permanent irrigation on said above described real estate should
