gage , the mortgagor , together with, and in addition to, the monthly payments
under the terms of the note secured hereby, on the first day of each month
until the said note is fully paid , and in addition to the provisions hereinbefore ~
made , will pay to the mortgagee the following sums: y

(a) A sum equal to the premiums that wiil next t~ecome due and pay- ~
able on policies of fire and other hazard insurance covering the mortgaged ~

property, plus taxes and assessments next due on the n~ortgaged property (all ~
is estimated by the mortgagee)less alI sums aiready paid therefor divided by ~
the number o£ months to elapse before one month prior to the date when such ~
preniiums, taxes a~id assessments will become due. ~
(bj All payn~ents mentioned in the preceding subsection of this para-
graph and all payments to be made under the note secured hereby shall ~e
added together and the aggregate amount thereof shall de paid oy the mortgagor

Any deiiciency in the amoiint of such aggregate monthly payment shall, unless ~
made good by the mortgagor within thirty (30) days next after the same becomes j
due and payable, constitute an event of defau~t under this mortgage_ ~
13_ li, howe~•er, the monthly payments made by the mortgagor under
(a) of pa: agraph 1L preceding shall not be sufficient to pay taxes and assess-
ments and insurance premiums, as the case may be, when the same shall
become due and payable , then the mortgagor shall pay to the mortgagee any
amount necessary to make up the deficiency, on or before the date when payment
of such taxes, assessments or insurance premiums shall be due.
