Commitment on its part to be complied ~cith, abided by and performed.
4.15 Tax axn Irsex~~rcE Escxo~v. Supplemeniing the provisions of
paragraphs 4.3 and 4.5 hereof, if the 1\ote shall be payable in monthly or
other perialic paymei~ts of principal and interest and if required by
Alortgagee, the riortgagor shall pay to 1~'Iortgagee on the payment date of
installments of principal and interest together with and in addition to
such installments of principal and interest, until the Note is fully paid, an
installment of the Impositions and insurance premiums for such insurance
' as is required hereunder, next due on the b4ortgaged Property in an amount
sufTicient, as estimated by hlortgagee, to accumulate the sum required to
pay such Impositions and insurance thirty ( 30 ) days prior to the due date
thereof. Amounts held hereunder shall not be, nor be deemed to be, trust
funds, but may be commingled with the general funds of Diortgagee, and
no iiiterest shall be payable in respect thereof unless required by applica-
i blc la~v. Upon demand of the ~iortgagee the Asortgagor agrees to deliver
E to the ~Iortgagee such additional money as is necessary to make up any de-
s ficiencies in the amounts necessary to enable the i1'Iortgagee to pay such
~ Impositions and ii~surance gremiums. In case of an E~~ent of Default, the
~ Mortgagee may apply to the reduction of the Indebtedne~s, in such man- .
~ ner as the \Iortgagee shall determine, any amount under this Paragraph
= 4.15 remaining to the 1~Iortgagor's cre~it.
~ 4.16 PAYMENT OF II`DEBTEDI~ESS. I~'IOI'[gSgOT will timely pay and
~ discharge the Indebtedness or any part thereof in accordance witl~ the
terms and conditions of the Note and Security Documents.
