gagor and all such advances shall be a poriion of the Indebtedness and
shall be secured by the lien of this Mortgage. For the purpose of exercising
its rights under the first sentence of this paragraph 7.12, A'Iortgagor hereby
constitutes and appoints 141ortgagee its true and lawful Attorney-in-Fact
with full po~ver of substitution and empo~~~ers said attorney or attorneys
as follo~vs: to use any funds of Aiortgagor including any balance of ~1ort-
gagor's funds H~hich may be held in~escro~~ and any funds ~~~hich ~Iortgagee
has the right to advance as provided in the second sentence of this para-
graph 7.12 on account of any, some of or all of the rights of Alortgagee .
under the first sentence of this paragraph 7.12; to make such additions .
and changes and corrections in the Plans and Specifications ~~hich shall
be necessary or desirable to complete the Improvements in substantiall}
d~e manner contemplated b~~ tl~e Plans and Sp~cifications; to employ such
attorneys, contractors, subcontractors, agents, architects and inspectors as
shall be required for the exercise of said rigl~ts by ~Iortgagee; to pay, ~ettle
~ . or compromise all e~isting bills and cl3ims ~vhich are, or may or appear to
; be liens a~ainst the ~lortgaged Propert~~, or may be necessary or desirable
~ in the opinion of `tortgagee for the co~npletion of the ~vork, the protection
~ of the Improvements or the clearance of- title, ~ti~ithout inquiring into the
~ accuracy or validity oF any thereof; to e~ecute all applications and certifi-
cates in the name of ?~Iortgagor ~:~hich may be required by any construction
~ contract; and to do any and e~-ery act «~ith respect to the construcdon of
~ the impro~~e:nents ~vhich ~Iortgagor ma~ do in its o~vn b~half. It is under-
~ stood and agreed that this pawer of attorney shall be deemed to be a po~ver
coupled ~vith an interest ~vhich canno~ be revoked. Said Attorney-in-Fact
~ shall also have pc~wer, but not the duty, to prosecute and defend all actions
or proceedings in connection ~vith the construction of the Improvements
~ and to take such action and require such performance as it deems neces-
~ sary. Jh~iortgagor hereby assigns and quitclaims to Diortgagee all sums

~ ad~~anced hereunder and all sums in escro~v, subject to the condition that
said sums. if any, be used in connection with any, some or all of the rights
- of ~~Iortgagee set forth in the first sentence of this paragraph 7.1.2. The

Event of Default giving rise to the rights of 1~lortgagee under this para-
~ graph 7.12 sh~ll be a continuing Event of Default and even though
~ Alortgagee has elected to exercise its rights under this paraaraph 7.1.2,
such an Event of Default and any other Events of Default thereafter
