UIII@SS and untii an Event of Default occurs, 141ortgagor shall be entided to collect the Rents as and when they become due and payable, l~iortgagor hereby agrees that the respective tenants under the Leases, upon notice from 14iortgagee of the a:currence of an Event of Default, shall, thereafter, pay to Niortgagee the Rents due and to become due under the Leases without any obligation to determine whether or not such an Event of Default does in fact exist. 9.7 TERI~IINATION OR MODIFICATION.
