Additional Future Advances as provided in paragraph 7.12 so that the
maximum amount secured hereby shall not exceed twice the original
principal amount of the Note stated in pazagraph 1( p) plus all other
Indebtedness secured hereby.
11.10 SUCCESSORS AND ASSIGNS. All of the terms of the Security
Documents shall apply to and be binding upon, and inure to tlie benefit
of, the successors and assigns of Mortgagor and Mortgagee, respectively,
and all persons claiming under or through them.
11.11 SEVERABILITY. In case any one or more of the Obligations
shall be invalid, illegal or unenforceable in any respect, the validity of the
remaining Obligations shall be in no way affected, prejudiced or disturbed
thereby.
11.12 MODIFICATION. The Security Documents and the terms of
each and all of them may not be changed, waived, dischazged or terminated
; orally, but only by an instrument or instruments in writing, signed by the
E party against which enforcement of the change, waiver, dischazge or termi-
~ nation is asserted.
~ 11.13 COUNTERPARTS. This Mortgage may be executed in any
' number of counterpazts, each of which shall be an original, but all of
~ which together ~vill constitute one instrument.

~ 11.14 APPLICABLE LA~i/. This Mortgage shall be governed by and
construed according to the la~vs of the state in which the Mortgaged Prop-
erty is situated.
~ 11.15 STRICT PERFORMANCE. Any failure by Mortgagee to insist
upon strict performance by Mortgsgor of any of the terms and pro«sions
of the Security Documents or of the 1~TOte shall not be deemed to be a
~ «~aiver of any of the terms or provisions of the Security Documents or the
~ Note, and htorigagee shall ha~~e the right thereafter to insist upon strict
~ performance by hiortgagor of an}~ and all of them. -
