That no waiver of any covenant herein or of the obligation secured hereby shalt at any time thereafter be heW to be a waiver oi the te~ms hereof or oi the note secured hereby. - 12. That ii ihe Mortgagors default in any oi the covenants or ag~eements contained he~ein, or in said note then the Mortgagee may pertorm the same, and all expenditures (including reasonable attorney's fees) made by the Mortgagee in so doing shall d~aw interest at the rate of eight percentum (8~) per annum, and shall be repayabte immediatzly and without demand by the Mortgagors to the Mortgagee. and, together with interest and costs accruing thereon, shall be secured by this mortgage. 13.
