ownership oi the premises.
11. That no waiver of any covenant herein or of the obligation secured hereby shalt at any time thereafter be heW to be
a waiver oi the te~ms hereof or oi the note secured hereby. -
12. That ii ihe Mortgagors default in any oi the covenants or ag~eements contained he~ein, or in said note then the
Mortgagee may pertorm the same, and all expenditures (including reasonable attorney's fees) made by the Mortgagee in so doing
shall d~aw interest at the rate of eight percentum (8~) per annum, and shall be repayabte immediatzly and without demand by
the Mortgagors to the Mortgagee. and, together with interest and costs accruing thereon, shall be secured by this mortgage.
13. That the mailing of a w~tten notice or demand addrcssed to the owner of rccord of the mongaged p~emises, or directed
to the said owner at the last address actualy fumished to the Mortgagee, or directed to said owne~ at said mortgaged premises.

14. This Mortgage shall secure not onty existing indebtedness, but also such tuture advances. whether suth advsnces are
obligatory or to be made at the option of the Mortgagee. or otherwise, as are made within twenty (20) years from the date here-
oi, to the same extent as ii such future advances were made on the date of the ezecution oi this mortgage. but such secured
indebtedness shall not exceed at any time the maximum principal amount of = 28. ~~0 . 00 . plus interest. and any
disbursements made for the payment of taxes. levies or insurance. on the prope?ty covered by the lien of this mortgage, with in-
terest on such disbursements.
The tovenants herein contained shall bind. and the benefits and advantages shall inure to, the respective heirs. executots,
administrators and assigns of the paRies hereto. Whenever used, the singular number shall include the ptural. the plural the singu-
lar, and the use of any gender shall inctude all genclers.
