WITNESSETH, that if the said parties of the second par~ shall first
make the Fayment~ ar.d perform the covenants ?~ereinafter mentioned on
their~ part to be made and performed, t:~e said party of the first part,
hereby covenants and agreeSto convey^ and assure to the said parties of
the second part, their heirs, executors, administrators or assigns, in
fee simpZe, clear of all encumbrances whatever by a good ar.d sufficient
