T'his Agreement, made this ~ 7"' day of September, 1972,
between CLAUDE H. COMBS and LOUISE L. COMBS, his wife, herein-
after called "FIRST PARTIES" and UAVID LOUIS OOLEY and ROBINETTE
OOLEY, his wife, 2624 South 26th Street, Fort Pierce, Flc~rida,
hereinafter called "SECOND PARTIES",
W I T N E S S E T H:
That if Second Parties shall first make the payments and
perform the covenants hereinafter mentioned on their part to be
made and performed, First Parties hereby covenant and agree to
convey and assure to Second Parties, their heirs, executors, ad-
ministrators, or assigns, in fee simple, free from all encumbrances,
by a good and sufficient warranty deed, the following described
}~roperty situate in St. Lucie County, Florida:
Lot 10, Block 6, Revised plat of SOUTH 25TH
STREET SUBDIVISION, as per plat thereof on
; file in Plat Book 11, Page 46, of the public
~ records of St. Lucie County, Florida.

€ Second Parties hereby covenant and agree to pay First Parties the

; sum of ELEVEN THOUSAND THREE HUNDRED SEVENTEEN ($11,317.41) DOLLARS ;

~ and 41/100 with interest at the rate of 7~ per annum as follows:

~ $80.00 per month beginning the lst day of
~ October, 1972, and $80.00 on the lst day of
~ each month thereafter until the whole be fully
~ paid;

~ Each installment shall first be applied on the

_ _ payment of interest, taxes and insurance and
~ ^ W ~y then on the unpaid balance of the principal
~ sum. The monthly installments will remain at
- $80.00 per month unless taxes or insurance
~ cause the payments to fluctuate upward or down-
_ -r ~~i a ward from their present level, and both parties
o hereto agree that if such fluctuation occurs,
~ the monthly payments will be adjusted accord-
~
ingly. Furthermore, if payments are not received
by the 7th of the month when due, a penalty
charge of $4.00 will be made. In addition, if
payments are not received by the 15th of the
