1. So long as the note hereinabove referred to~ or any portion thereof~ or any extension or renewal thereof. and
also any and allother indebtednessof the Borrowers. or eicher of them. to said Bank. whether joint or several~ here-
tofore or hereaker incuaed. of any nature whaucever, shall remain unpaid, either before or after the maturity
thereof. the said Borrowers will do the following things. to-wit:
(a) Pay promptly when due all fire and windstorm insurance premiums. taxes, acsessmenu. dues and charges of
every kind imposed or levied upon their real and personal ptopc:rty prior to the time when any such sums shall
become delinquent or in default; and
(b) Promptly pay when due any and all sums due and owing on any mortgage or other encumbrance on the prop-
ertyhereinafter described and will never suffer or permit any mortgage lien or encumbrance thereon to be-
come delinquent or go into default,
