12. That, in order more fully to protect the security of this mc,rt-
gage, the mortgagor, together with, and in addition to, tiie monthly payments
under the terms of the note secured hereby, on the first day of each month
until the said note is fully paid, and in addition to the provisions hereinbeiore
made , will pay to the mortgagee the following sums:
(a) A sum equal to the premiums that will next oecome due and pay-
able on policies oi fire and other hazard insura?ice c~~ering the mortgaged
property, plus taxes and assessments neat due on the mortgaged property (all
is estimated by the mortgagee) less all sums already paid therefor di~~ided oy `
the nurrsber of months to elapse before one month prior to the date when such
premiums, taaes and assessments will oecome due.
(b) All payments mentioned in the preceding subsection of this para-
graph and all payments to be made under the note secured hereby shall ~e
added together and the aggregate amount thereof shall ~e paid ~y the mortgagor
each month in a single payment due~~upon the sirst of each and e~•ery month
hereinafter

Any deficien~y in the amount of such aeQregate monthly payment shall, unless
made good by the mortgagor within thirty (30) days next after the same becomes
due and payable, constitute an e~•ent oi delault under this mortgage.

(a) oE paragraph 12 preceding shall not be sufficient to pay taxes and assess-
ments and insurance premiums, as the case may be, when the same shall
become due and payable , then the mortgagor shall pay to the mortgagee any ;
amount necessary to make up the deficiency, on or before the date when payment
of such taxes, assessments or insurance premiums shall be due.
